The following listings are not accepted on Listings Project:
- Rental/sublet listings that include broker fees or similar fees
- Rental/sublet listings that are posted by, shown by, or involve New York City brokers or real estate agents (applies to New York City-based listings only)
- Rental/sublet listings that are posted by New York City property managers or developers (applies to New York City-based listings only)
- Listings posted by a third-party
- Listings that violate or do not uphold our Community Agreements or our Terms of Use
"Third-parties" refers to anyone who is posting on behalf of someone. We do not allow Listers to post listings on behalf of other people. You must be the leaseholder or the owner of a space in order to post on Listings Project. This policy helps us maintain transparency about the spaces offered and ensures that everyone involved in the transaction is personally connected to the space.
We want to be 100% certain that we are offering transparent, direct, no broker-fee listings directly from owner to tenant. This helps keep the cost of renting spaces lower than it otherwise would be and protects our community from some of the more predatory elements in the real estate industry. Additionally, we do not post listings that do not uphold our Community Agreements and Terms of Use. If a listing is not in compliance with our guidelines, we will either remove it or ask the Lister to change it. If necessary, Listings Project may block the Lister from our community altogether.
